2001 Significant Accomplishments
DeSales MHA 2000: Began rehabilitation of this 31-unit Low Income Housing Tax Credit (LIHTC) development. Over half of the eleven buildings were completed and occupied by year-end. Remaining buildings will be completed early in 2002. This project will generate over $4 million dollars worth of investment in Tower Grove East and Fox Park.
CDC Grant: Received a $40,000 Community Development Corporation Grant from the Missouri Department of Economic Development. The grant will be used to fund improvements at a vacant fast food property at Russell Blvd. and Jefferson Ave. By year-end, DeSales had signed a preliminary agreement to lease the property to Anheuser-Busch Employees’ Credit Union.
Sustainable Neighborhoods Initiative: Oversaw the development of the neighborhood plan for the Southside Sustainable Neighborhoods cluster. The planning consultant, Art & Architecture, presented the draft plan at a public meeting in December. The final plan is due in early 2002.
3530 Juniata: Purchased this long-time problem property for inclusion in DeSales’ Compton Hill Apartments 2002 LIHTC application. This six-family will be converted into four garden apartments.
Hired Office Administrator: Hired Alana Butler for the newly created position of Office Administrator. Alana’s duties include fundraising, marketing, and general administration.
NHS/TGE Plan: In collaboration with Neighborhood Housing Services and the Tower Grove East Neighborhood Association, DeSales developed a strategic plan for a 10-block area south of Arsenal. Implementation of the plan will begin in early 2002.
2919 Michigan: Purchased this foreclosure property that sits next door to two recently completed rehabs by Millennium Restoration. Property will be sold to a qualified owner-occupant or developer.
3500 Utah: Construction was substantially completed on the conversion of this corner commercial property into four artist studios. Owner Ron Flier will occupy the former storefront as his own studio.
2816 Accomac: Sold this former rooming house to a couple from Soulard. They began a complete historic rehabilitation of the property and conversion back to a single-family residence.
2305-11 S. Compton: Demolished an obsolete multi-family building at 2305-11 S. Compton to accommodate a parking lot. Parking lot will provide much needed parking to the commercial tenant at the corner of Compton and Shenandoah.
Rehab Tour: Held the first New Uses Mini Rehab Tour showcasing corner commercial properties in Fox Park and Tower Grove East. Properties included several examples of live-work space and projects under construction.
